Second inspection

April 30th, 2017 at 02:06 am

So we're paying for another inspection on another potential house. Going to play again. Roulette. We'll see how this pans out.

The house we last inspected a week ago and offered on came back on the market. Maybe the buyers did an inspection and had remorse. Maybe the seller wouldn't negotiate. Whatever happens it's just a house. Can't get caught up in the emotion.

The main thing is we stay the course and know what we are getting into. Whether we overpay is not the question. The real question is are we doing it knowingly with our eyes wide open. Last time we definitely knew what we were getting into. I hope this time we are just as enlightened.

Further note I do feel we are being really indulgent. Many of our friends don't bother paying for an inspection. I do feel like it's helping us make a better decision of course it's quite expensive each time. Oh well maybe it is a lot of money but I feel like we're just investing in knowledge. And is it really wrong to do that?

We have had each house(4) we've ever bought inspected. I must be naive, but I assumed it was our responsibility. Moreover, I also expect the inspection will not catch everything, but at least, it will catch some/most things-- and you hope it's the big things!

I can't believe anyone would buy a house without HIRING A CERTIFIED professional Inspector with camera * thermal' energy photography for verification Check with BBB, You Tube has lists of items to inspect and operate beginning with the yard slope. New builds need more scrutiny as it takes years of fighting to get correction before the contractor quits and starts a new company.
Caution hiring referral from seller or realtor, they have a vested interest in the outcome.

Out of three homes, only two were inspected. The new one we skipped on, but I wouldn't do that again, there were things that may have been caught if we had. You are doing the right thing taking your time and having inspections done.

Had the inspection done and no house is perfect. But at least we're aware of the problems and can accept them. I feel better even if we making an offer over asking. It's the nature of the market. But we are aware of what's going on. I don't know if we could make an offer without knowing.
